Hemnet’s Buyer Barometer April 2025: Fewer homebuyers believe in higher prices

Homebuyers' price expectations continued to decrease in April. This is shown by the result of the April Buyer's Barometer. Of the surveyed buyers, 35 percent expected prices to rise in the next six months, a decrease of 5 percentage points since the March survey..
Similarly, the proportion of those who believe in falling housing prices decreased. In April, 15 percent of homebuyers stated that they expect prices to fall. The proportion who expect unchanged housing prices increased and now makes up half of the homebuyers. Overall, the net result in Hemnet's Buyer's Barometer decreased by 4 percentage points, from 24 percent in the March survey to 20 percent in April.
Percentage of buyers expecting:
Increasing prices: 34.7 percent (40.4% in the previous month)
Decreasing prices: 15.0 percent (16.9 % in the previous month)
Unchanged prices: 50.3 percent (42.7% in the previous month)
Erik Holmberg, market Analyst at Hemnet, commented:
“At the beginning of the year, the general view was that we had several interest rate cuts ahead of us. Now, many believe that an interest rate hike is more likely than a cut. In addition, financial concerns regarding trade tariffs and their effects on inflation, interest rates, and the economy in general are now increasing.
This has impacted how many perceive the economy and is likely the main reason for the subdued price expectations we are currently seeing. However, we do not see any significant impact on actual price development, and the price development in March was actually unusually strong”.
Hemnet’s Buyers’ Barometer went out to 2,158 respondents between 1 and 2 April.
