Hemnet’s Buyers’ Barometer July 2023: Buyer’s price expectations continue to rise

In Hemnet’s Buyers’ Barometer for July, 27 percent of buyers said they believe home prices will rise in the next sex months. That’s up 2 percentage points from the June reading. The percentage of buyers who believe prices will fall decreased by 2 percentage points. From 33 to 31 in July.

Overall, this implies a net (difference between those who believe in rising and falling prices) of -4 percentage points. This is an increase of 5 percentage points since June. This can be compared to a net of -50 in July a year ago or -57 percentage points in November, when the buyers’  price expectations were at their lowest.

Share of those who believe in:
Increasing prices: 26.6 percent (24.7% last month)
Decreasing price: 31.0 percent (33.5% last month)
Unchanged prices: 42.5 percent (41.8% last month)

Stockholm and Malmö were the areas where price expectations increased the most. In these areas, the net increased by 13 and 15 percentage points, respectively , since June.

Erik Holmberg, Market Analyst at Hemnet comments:
“Notwithstanding the increase in policy rate last week by the Swedish Central Bank, price expectations continue to rise. Interest rate hikes usually affect price expectations, so this result should be taken as a strong sign for the market. This follows other developments on the property market, which showed rising prices in the first half of the year irrespective of the economic situation. Housing prices were only slightly lower in June than in June last year, and in both Stockholm County and municipality they are actually higher now than they were in June a year ago”.



Hemnet’s Buyers’ Barometer went out to 2,468 respondents between 1 and 3 July.
