5 June 2023

 | Non regulatory

Among buyers who participated in Hemnet’s Buyers’ barometer in June, 33 percent said they believe housing prices will fall in the next six months. That is a drop of 8 percentage points since the corresponding survey in May and the lowest level in more than a year.

The share of buyers believing in rising property prices remained flat at the same level (25 percent) as in May. This means a net difference between those who believe in rising and falling prices of -9 percentage points, compared to -16 percentage points in May. This is the highest level since April 2022, i.e. before the policy rate started to increase drastically.

Share of those who believe in:

Increasing prices: 24.7 percent (24.5% last month)

Decreasing price: 33.5 percent (40.7% last month)

Unchanged prices: 41.8 percent (34.8% last month)

Gothenburg continues to be the area where buyers  believe in higher property prices to the highest extent. In June, the net difference between those who believe in rising and falling property prices was +11 percentage points. Accordingly, there are significantly more buyers who believe prices will rise than those who believe prices will fall.

Erik Holmberg, Market Analyst at Hemnet comments:

“Price expectations strengthen significantly in May and with it the trend we have seen so far this year. The property market also showed strength in terms of prices in May. Our view is that the market is focused on the fact that we are approaching the end of the period of rising interest rates and that a still small number of new homes published for sale supports the price development.”

Hemnet’s Buyers’ Barometer went out to 2,248 respondents between 1 and 3 June.
