Hemnet’s Buyer Barometer April 2024: Price expectations rise - highest level since 2021

Price expectations among home buyers increased further in April. Of the buyers surveyed in Hemnet’s Buyer Barometer, 45 percent stated that they believe property prices will increase the next 6 months. This is 4 percentage points more than in the corresponding survey in March and the highest level since June 2021.

At the same time, the share of buyers who believe that property prices will decrease has fallen. From 15 percent in March to 12 percent now in April. Overall, this means a net difference (the difference between those who believe in increasing and decreasing prices) of +32 percentage points. This is also the highest level since June 2021. 

Percentage of buyers expecting:
Increasing prices: 44.7 percent (40.3% in the previous month)
Decreasing prices: 12.4 percent (14.8% in the previous month)
Unchanged prices: 42.9 percent (44.9% in the previous month)

In Stockholm, where the belief in increasing property prices is strongest, more than half (51 percent) of buyers now believe that property prices will increase. 

Erik Holmberg, Market Analyst at Hemnet, commented:
“Both prices and price expectations are now rising significantly on the property market. At the same time, the first policy rate cut is approaching. It is obvious that mortgage rate expectations are more important for the price development on the property market than the actual policy rate. Given the high price expectations among buyers and the likelihood of interest rate cuts, it is likely that property prices could continue to rise this year.”

Hemnet’s Buyers’ Barometer went out to 2,174 respondents between 1 and 2 April.
