Hemnet’s Buyer Barometer June 2025: Home buyers expect unchanged prices

In Hemnet’s Buyer Barometer for June, 53 percent of respondents stated that they expect housing prices to remain unchanged going forward. This represents an increase of 4 percentage points compared to May – and is the highest level recorded since December 2019.
The share of those expecting rising housing prices stands at 26 percent, a decrease of 2 percentage points from the previous month. At the same time, the proportion of those anticipating falling prices also declined – from 23 to 21 percent.
Taken together, this results in a net figure – meaning the difference between those expecting rising versus falling prices – of +6 percentage points. This is a marginal decline of one percentage point compared to May, indicating that more buyers still expect prices to rise rather than fall. At the same time, the downward trend in price expectations continued – albeit slightly.
Percentage of buyers expecting:
Increasing prices: 26.5 percent (28.9% in the previous month)
Decreasing prices: 20.2 percent (22.1% in the previous month)
Unchanged prices: 53.4 percent (49.0% in the previous month)

“The market has slowed down during the spring as uncertainty around the economic outlook has resurfaced. In addition, there is still a lack of clarity regarding the future of credit restrictions. Altogether, this has led many to hold off on making decisions. As a result, both time on market and the supply of homes for sale continue to rise sharply. It’s clear that hesitation is currently widespread among both buyers and sellers”.
Hemnet’s Buyers’ Barometer went out to 2,022 respondents between 1 and 3 June.
